Banks and credit unions

For most buyers the mortgage comes from a commercial bank or a credit union. Credit unions β€” the Barbados Public Workers' Co-operative Credit Union in particular β€” are among the largest mortgage lenders on the island and often compete hard on rate and on how flexibly they assess you. Banks offer the widest range and the fastest processing.

Compare the full package, not just the headline rate: the interest rate and whether it is fixed or variable, how much deposit you need (commonly 10–20%), the term, legal and valuation fees, and any requirement to take life and property insurance through the lender.

The NHC and government housing

The National Housing Corporation builds housing β€” terraced units and house lots β€” and allocates it to applicants on its register, for rent or for sale, with the price and financing set by the programme. You apply and wait; it is not something you can rely on to a timetable. Governments have also run first-home grants and land schemes at various times, with terms that change.

When you buy an existing property, the seller normally pays property transfer tax (2.5%) and stamp duty (1%), and the first Bds$150,000 of the value of a house and land is exempt from transfer tax on a sale. As the buyer you mainly face legal fees, a valuation and your deposit.

What a first-time buyer should line up

Get a pre-qualification from a bank and from a large credit union before you shop, so you know your budget and can move quickly. Keep your deposit in a plain savings account, not investments that can fall in value close to when you need the money.
