Buying a flat in Bangladesh usually means a home loan from a bank, a housing finance company (DBH, IDLC, National Housing, Delta Brac) or the government's House Building Finance Corporation (BHBFC), unless you are paying cash or buying from a developer on instalments. The two things that catch buyers out are the size of the down payment plus registration costs you need in cash, and the fact that most home-loan rates are variable. This guide covers the routes and the costs.
The loan: deposit, rate and lenders
Banks and housing finance companies generally lend 70β80% of the value, so you need a 20β30% down payment. Rates are usually variable and have often been in the low-to-mid teens; check how the rate has moved in the past few years, not just today's figure. The loan term is commonly 15β25 years, and the EMI is normally capped at a share of your income.
BHBFC, the state House Building Finance Corporation, lends to build or buy a home, historically a few points below the commercial banks, with schemes aimed at middle- and lower-middle-income borrowers and semi-urban areas. It is worth a quote alongside a bank and an HFC.
Registration and transfer costs
Registration is expensive and paid in cash on top of the down payment. On the deed value the buyer typically pays a registration fee (around 1%), stamp duty (around 1.5%), a local government tax (2β3%, higher inside a city corporation) and an area-based source/gain tax β together commonly 8β12% of the deed value. On a new flat from a developer there is also VAT.
Add the lawyer's fee for the deed and searches, and on a loan the bank's processing fee (around 0.5β1%) plus the mortgage deed and irrevocable power-of-attorney deed costs. Budget the down payment plus roughly another 10% of the price for all of this.
How it fits your plan
A home is a long-term goal you save a deposit toward, not something a scheme does for you β there is no payroll housing fund in Bangladesh. Keep the deposit in a savings account or a short fixed deposit, not in shares, and do not raid your provident fund or gratuity for it if you can avoid it.
