Compare the full package, not just the headline rate: the interest rate and whether it is fixed or variable, how much deposit you need (commonly 5–20% depending on the lender and the programme), the term, legal and valuation fees, and any requirement to take life and property insurance through the lender.

Costs and government programmes

The main tax on buying is stamp duty on the conveyance β€” a percentage of the property value, normally paid by the buyer, with a partial exemption on the first slice of value for a modest home. On top of that you face attorney's fees, a registered valuation and, if the land has not been surveyed recently, a surveyor's report.

From time to time the government runs land-distribution or house-lot schemes and first-home assistance through the Ministry of Housing. Terms change with each programme, and allocation is not on a fixed timetable, so treat any such scheme as one possible route rather than a plan you can schedule.

What a first-time buyer should line up

Get a pre-qualification from a bank, a large credit union and the DFC before you shop, so you know your budget and can move quickly. Keep your deposit in a plain savings account, not investments that can fall in value close to when you need the money.
